- Identifying unclear, unreasonable or unsupported costs

- Preparing an audit report for informational purposes

- Requesting documents from managing agents/freeholders using your written authority

You agree to use this website only for lawful purposes. You must not:

- Interfere with the site’s operation

- Attempt to access unauthorised areas

- Preparing an audit report for informational purposes

- Use automated systems to scrape or harvest data

By using our services, you confirm that:

- You are the leaseholder or authorised representative of the property

- The information you provide is accurate and complete

- You have authority to share property documents

- You will not misuse any reports or materials we provide

The £99 fixed-fee audit includes:

- Review of 1–3 years of service-charge accounts

- Review of building insurance premiums

- Checks against UK legislation and accepted standards

- Identification of unclear, unreasonable or unsupported costs

- A plain English forensic audit report delivered by email

The audit does not include:

- Legal advice

- Solicitor representation

- Drafting legal letters

- Tribunal attendance

This excludes weekends, Bank Holidays, and delays caused by managing agents or freeholders.

Refunds are available only if:

- You request it before we begin work, or

- You request it immediately after checkout and no documents have been received.

- Preparing an audit report for informational purposes

- Requesting documents from managing agents/freeholders using your written authority

Waiver of Cooling-Off Period:

You request that we begin work immediately upon receiving your documents and waive your 14-day cooling off right under Regulation 36 of the Consumer Contracts Regulations 2013.

Fair Blocks provides consultancy services only. Nothing provided should be interpreted as:

- Legal advice

- A legal opinion

- Representation

- Instructions to take legal action

All website content, materials, and reports are the intellectual property of Fair Blocks Ltd.
You may use your audit report for personal or property related purposes only.
You must not republish, sell, or distribute our materials.

We are not liable for decisions you make based on your audit report.
We are not liable for losses arising from inaccurate information provided by you or third parties.
We do not guarantee recoveries, refunds, or financial outcomes.
Our total liability is capped at the amount you paid for the service.
